 Successful
construction projects begin with planning and design. We will be happy
to work with your architect and plans. Alternatively, we can lead a design/build
team in designing your project to meet your budget.
In years past, many architects would produce a full set of working drawings,
and then have three or four contractors bid on them. Bids frequently came
in at double or triple the architect's estimate, leaving the owner with
an expensive set of drawings for a project that could not be built. Today,
most architects understand that their greatest expertise lies in designing
and drawing, while the contractors are better informed about estimating
and building. The new relationship between architects and builders is
more of a partnership.
The preliminary or "ballpark" estimate is an outgrowth of this collaboration.
Often a designer will produce "schematics”, or sketches, but with enough
detail regarding scope of work so that the contractor can make a meaningful
stab at price. This allows the owners to get a rough idea of what their
project will cost without spending a lot of money on design.
 
Once the design is finalized, we work with our clients to develop budgets
and allowance schedules that enable us to determine a fixed contract price
while allowing the flexibility to make changes during construction. The
construction process is composed of many individual interrelated tasks.
We develop tools such as this Gantt Chart to assist in the planning and
management of our projects.

These tools help us communicate with our suppliers, subcontractors, and
most importantly, our clients. The job site is well-run, efficient, and
pleasant.
